Oberoi Hotels is a luxury group you book on oberoihotels.com with a card guarantee, an advance payment, or an approved agency. I am naming two properties and then stopping, because a thirty-hotel brochure is how these pages turn into wallpaper. The Oberoi Udaivilas in Udaipur, a palace-style resort on Lake Pichola. The Oberoi New Delhi, a city hotel on Dr. Zakir Hussain Marg. Same brand. Two clocks.
Two hotels, two different cancel clocks
City hotels in this group can let you unwind a regular room two or three days before arrival, depending on the season. Palace resorts do not. The Udaipur page I read that morning wanted fifteen days of warning through the end of September, then a full month once October starts, and a ninety-day fuse around the year-end window. That last one is the one people miss while they are still arguing about flights.
The catch: the window is property-and-season specific, and the rate type can wipe the window out entirely. A garden room on a flexible guarantee is not the same contract as a suite, and a suite is not the same contract as an Advance Purchase line. Delhi was blunt about suites. Non-cancellable. Non-refundable. Modification, no-show, or leaving early still billed as the whole stay. Udaipur did not need to shout. Advance Purchase there was already marked as money you do not get back. I think the honest way to shop this brand is to decide your dates first, then pick the rate, not the other way around.
I will not recite room names. A mid-range night at this level is still a luxury night, and the live calendar did not publish a figure I could stand behind on 28 September 2026. What I can tell you is the tax band under whatever number appears: five percent on cheaper Indian hotel nights, eighteen percent once the nightly rate climbs past about 7,500 rupees. Most Oberoi nights live in the higher band. Treat the room number as a starting point, not a final bill.
Close the tab if any of this is you
This is the part the homepage will not put above the fold. If you need a free cancel twenty-four hours out, you are in the wrong shop. If your budget is a dorm bed or a tidy three-star near the station, no member ribbon will close that gap. If you want a suite you might drop because a wedding might move, walk away before the guarantee link lands. Suites here are often a one-way door.

Keep reading if your dates are real, your passport is current, and you can live with a guarantee that is meant to be used. A city hotel with a two-day or three-day fuse can be enough for a work trip. A palace weekend only works if it has been on the calendar long enough that a two-week or thirty-day rule does not scare you. This brand is fussy about people who already know they are coming. That is the contract.
Putting a card on the stay
Here is where I got stuck, and then unstuck. The reservation is not held on a smile. You guarantee it with a credit card, an advance payment, or an agency the hotel already trusts. Unguaranteed bookings can be released. The site will send a validation link, ping a token amount (ten rupees, refunded in a few working days) to prove the card exists, and then hold the room. Some cards need a different link. If yours is one of them, you write back and wait. The guarantee card is the one they hit if you vanish.
There is also a payment link if you want the room charges taken before you arrive. I am not going to dump account numbers here. The policies page has them. Cash at the desk is not a casual option on a large bill. Indian tax rules ask for identification once cash gets big, and they stop accepting cash past a higher cap. If you were planning to show up with a stack of notes, that plan is already weak. Use the guarantee.
The public booking strip was still unpublished when I looked, which is why I am not inventing a nightly rate for a Tuesday in October or a Friday by the lake. What I could read was a member ribbon: a short window that week for Oberoi One, a mid-teens cut if you booked before the month ended for stays into early November. A ribbon is not a locked quote. It still sits on top of the same cancel rules. Do not let a percentage talk you into an Advance Purchase line you cannot unwind.

They say the accommodation charge of the entire length of stay. Three nights on the lake, cancelled late, is three nights. A week in Delhi, no-show, is a week. Early departure in the year-end window can still be billed as the original stay. That line sits in public type, not in a PDF nobody opens.
The windows themselves are not one rule. They are a stack of seasons. A regular Delhi room in the warmer half of the year can still be cancelled two days before arrival. The same room from October through March wants three days. A Udaipur stay through late September wanted fifteen days when I read it. From October it wanted thirty, except for that late-December stretch that wanted ninety. Advance Purchase was already a closed door. Suites in Delhi were a closed door even when the room next door still had a two-day fuse.
- City hotel, warmer months: cancel about two days out, or they keep the whole stay.
- City hotel, cooler months: about three days, same whole-stay fee if you miss it.
- Palace resort, late spring through September: often about two weeks of warning.
- Palace resort, peak winter: about a month, and the year-end stretch can run to ninety days.
- Suites, Advance Purchase, and some assigned-on-arrival rooms: usually no cancel at all, even if the dates look generous on a regular room.
The Oberoi site is not hiding the retention rule. It is printing it in plain type on the policies page, and the number it names is the entire stay. If that sentence makes your stomach drop, do not put a card on a suite.

Fourteen hundred hours, then noon
Check-in sits around 14:00. Checkout sits around 12:00. Both properties print it that way. If your flight dumps you at breakfast, the room is not automatically waiting. The policies pages suggest booking the night before if you need the key the minute you land. Early check-in is a request, not a right. Late checkout is the same. If you know you will still be in meetings at five, the honest move is another night.
Bring paper. Indian rules want original government photo ID at arrival, and they want it for children too. A passport photo on your phone is not the same as the passport. Foreign guests need the passport and a valid Indian visa. Domestic guests can use a passport, a driving licence, a voter card, or an Aadhaar card. The Oberoi pages are telling you what the law already requires.
Pets stay home. Both properties say so. The spa is for people already in house, not for a friend who wants a day pass. Children under twelve can often share the parents’ room, with one extra bed if you asked at booking and if that category can take it. Once a child is over twelve, you are buying another room at the adult rate. A separate room for a younger child can sometimes be half the parents’ rate, except on blackout stretches. Ask when you book. Do not assume the extra mattress appears at 14:01.
What sits on top of the room number
The nightly figure is per room, per night, before tax. Then GST. Then whatever the hotel adds for a date the kitchen cannot skip. Udaipur prints a mandatory meal supplement for guests in house on Christmas Eve and New Year’s Eve, payable at the hotel, in the neighbourhood of 14,000 rupees plus tax per person for the first night and about 19,000 rupees plus tax for the second. If you are quoting a stay to a partner, quote that too.
Rate labels matter more than the photography. Extended Stay is for people who can actually stay three nights or more. Early Advantage is for people who book a month or more ahead and accept that the reservation cannot be cancelled once confirmed. Udaipur’s offers page put that lead time at about forty-five days. Delhi put it at about thirty. Read the line on the rate you are about to tap.
Oberoi One is a recognition programme, not a coupon drawer. Member rates, some dining savings, a bit of flexibility on check-in if the house can spare it. You join because you will stay more than once, or because the homepage ribbon that week is members-only. Membership does not punch a hole in the whole-stay fee. There is also a prepaid hotel-credit product for India stays. I did not open that checkout on 28 September 2026, so I am not going to describe a screen I did not see.
Who this is actually for
A Delhi work trip with dates that already exist on a calendar, a room not a suite, and a card you do not mind leaving as a guarantee. A Udaipur weekend you have been planning long enough that a two-week or thirty-day cancel rule feels like a formality. A couple who will bring passports to the desk. A family that asked for the extra bed at booking, not at the kerb. People who want the official site, not a third-party listing that buries the retention rule under a pretty tile.
It is also for the traveller who would rather read a policies page than a brochure. The photos will still be there after you know the fee. What will not be there is your money, if you treated this like a hostel with a free cancel slider. I would rather you feel slightly impatient at me now than furious at a card statement later.
Questions the policies page actually answers
Can I cancel twenty-four hours before I arrive and pay nothing?
No. Not on a regular Oberoi room, and certainly not on a suite. Delhi’s friendliest window on the page I read was two days, and that was only for rooms in the warmer months. Udaipur’s friendliest window was fifteen days in the stretch that ends 30 September 2026. If your plan still needs a one-day free cancel, book a different kind of hotel.
If I no-show, is it one night or the whole stay?
The whole stay. Both policies pages I opened on 28 September 2026 used that wording, including taxes. The validated card from booking is the one they charge. A three-night lake booking you forget to cancel is three nights. Do not model this on a chain that keeps one night and releases the rest.
Are suites refundable if my plans wobble?
Treat them as no. Delhi says suite reservations are accepted against an advance guarantee, and that any cancel, change, no-show, or early departure still costs the accommodation for the entire stay. Non-cancellable. Non-refundable. If you might drop the suite, book a regular room with a real window, or wait until the dates are boringly certain.
What ID do they want at the desk, and will a photo on my phone do?
Original government photo ID. For foreign guests, the passport and a valid Indian visa. For Indian residents, a passport, driving licence, voter ID, or Aadhaar. Children need proof of identity too. A screenshot is a nice souvenir. It is not the document.
Why did the website not show me a nightly rate?
Because the public calendar can sit unpublished. That is what I saw on 28 September 2026: a homepage booking strip that returned no availability and no rupee figure I could quote. I am not going to invent one. When a number finally appears, read the cancel line next to it, then add tax, then add any date-specific kitchen supplement.
What is Advance Purchase, and how is it different from a normal guarantee?
A normal guaranteed room still has a cancel window, even if that window is only two days in a city hotel. Advance Purchase, and the Early Advantage label that wants you to book a month or more ahead, are the cheaper-looking doors that lock behind you. Once the hotel confirms those, the policies pages I read said the money does not come back. Use them when the dates are stone.
Can I just pay a large bill in cash when I leave?
Not casually. The policies pages warn that large cash payments need identification under Indian tax rules, and that cash past a higher cap will not be taken at all. The guarantee is a card or an advance transfer. If cash is your only plan, you are fighting the shop before you have even seen the room.

I came looking for a sample stay and left with a cancellation sentence instead of a nightly rate. That is still useful. The official shop will hold a room against a card, ask for ID at 14:00, and bill the entire stay if you treat the reservation like a maybe.
